New Year, New Cashflow

Everyone, welcome back. 2024 is already shaping up to be an “exciting” year. That word can be good or bad but either way this year will not be boring.

Things I’m watching:

  • Commercial real estate transaction volume picking up as distressed properties and paper trade. Expect the market to capitulate this year as huge amounts of floating rate debt matures across multiple asset classes but especially multifamily. We’re going to see a lot more heavy discounts on value. Syndicators will be hit especially hard and multifamily may lose its status as the most desired asset class by institutional investors.

  • Near-shoring activity in Mexico as manufacturing leaves Asia and relocates to North American. If the presidential election in Mexico this year results in a more business friendly government, there will be lots of opportunities in industrial real estate and renewable energy in Mexico for years to come. It’s hard to see how anyone could be less business friendly than the incumbent so this will probably work out well regardless of who gets elected.

  • Opportunities to take space companies that went public during the SPAC craze private. Over 16 space companies went public and none of them are performing well. I predict those companies that have solid technology and core businesses will be taken private by opportunistic or strategic investors. The rest will fail this year. The private equity firms that execute on these acquisitions will realize an excellent vintage as the space industry grows rapidly through 2030.

  • Data continuing to become more widely recognized as a tangible asset with precisely defined market value.
