Raising equity is difficult. It's time-consuming and the equity partner takes a big share of your profits. However, most developers don't have a choice. It's a requirement to getting deals done.We have a family office that has a unique equity offering. This group will provide 100% of the equity required for your deal for a fixed return of 15% with no additional profit participation.Sounds great but how are they able they do this? They secure their investment with an assignment of equity in other property(s) on a 2 to 1 dollar basis. IE. They give you $1M, they'll need $2M of security in other properties.It's a sort of hybrid equity/bridge loan, hence the name Bridge Equity. They have different ways of securing the additional collateral but nothing is recorded on title so it's going to cause problems with your other debt providers.This platform is a great fit for experienced developers that have a portfolio of assets. (These assets can be other development projects.) Developers can use those assets to take advantage of this non-dilutive and non-participating equity for new projects.This collateral requirement might seem like a lot, but the equity is provided short-term (3-years max), after which you retain 100% ownership of your property: no long term equity partners, no ownership dilution.
