Co-GP for Workforce Housing Deals

Working on a workforce housing multifamily deal? We have a fund that is very focused on this property type and will provide up to 95% of the GP equity required. They like experienced sponsors that can use this capital to grow their platform faster than they would be able to on their own. This fund will bring their balance sheet to the completion guarantees for non-recourse construction debt. They’ll look at all markets in US with populations over 250,000 - except for California. This is a great way for an experienced multifamily developer to expand their platform.

To be clear this needs to be true workforce housing and they look at AMI and median rents in each market to support this - not a fit for new luxury Class A multifamily. This group can move fast, closing a deal in two months or less.

Typical Terms:

  • Min / Max GP Equity Check Size: $2M - $6M

  • Provides Up to 95% of GP Capital

  • Promote Share Negotiated on a Deal by Deal Basis but Most GP Fees Stay with the Sponsor

  • All US Markets with Populations over 250,000 (except California)

  • Most Deals are Value-Add / Rehab but Can Look at New Construction

  • Will Co-Sign Non-Recourse Loan Guarantees (provide balance sheet support for Completion Guarantee)
