Construction Lending Is Active
From 2009 - 2011 you couldn’t get a construction loan to build anything unless you were an ultra-high-net-worth sponsor, okay with 50% LTC leverage and would name your first-born after the bank. While there’s a lot comparisons that could be drawn between today’s market and then (down cycle, market capitulation, buying opportunities, etc) construction lending is still very active today and even aggressive for certain deals.
Here’s an example, we have a relationship with a very well capitalized fund focused on construction loans based on this criteria:

Heavy Preference for All Types of Residential (For Sale & Rent)
Other Major Food Groups
Industrial
Retail
Office (Selectively)
Limited Service Hotels
Land (no entitlement risk)
Aggressive on Pre-Sold Lots to Homebuilders
RV Parks
Max LTC: 85%
Interest Rate: SOFR + 600-950
Non-Recourse
Separately, we have a family office that will provide a guarantee for a construction loan in exchange for a fee (typically 2-3% of the guaranteed amount). They’ll look at deals nationally (including Puerto Rico!) up to $50M.
