A good relationship of ENC is managing a separate account focused on creative CRE loans for a very large hedge fund. They just launched a new lending product for commercial real estate at the portfolio level. This loan is provided to the Hold Co / Top Co entity and is collateralized by the equity interests in each of the individual properties within the portfolio. Think of this like an NAV (Net Asset Value) loan for a private equity fund. For example, this is a good fit for a non-traded REIT that is restructuring it’s portfolio.

  • Loan Amounts: $20M+ (bigger is better)

  • Interest Rate: Mid-Teens
