Seeking 100% of total development cost funding for your single-tenant net-lease development deals?  EN Capital has had a close working relationship with a capital source for many years that will cover 100% of your financing costs.They are a great capital source for you, but their deal criteria are very specific.This group is a highly respected and known group that finances (primarily but not limited to) single-tenant, NNN-leased real estate development deals. This group is heavily focused on creative and flexible structuring but you MUST have all of your details in place before they'll move. They want to see deals from:

• Experienced Developers with solid track records

• With a heavy focus on the surety of their exit strategy

• Strong corporate credit tenants

• An acceptable lease signed prior to closing.

• All discretionary entitlements and permits in hand prior to closing

• Typically 12-18 month terms

  • They will consider longer terms but would require a minimum equity multiple of 2x.

Deal Sizes:

• Equity Investments of $500,000 - No Max

• 100% of total cost CapStack Loans from $2.0MM - No Max.

• Prefer programmatic relationships with strong developers with solid pipelines of deals.

This group has their fingers squarely on the pulse of the market and, assuming the deal makes good sense, are willing to take risks in tertiary markets that others won't consider.  What's more, they typically do not take profit participations on their deals.This is an institutional-level capital source, and they look at every deal with institutional quality underwriting.
