Opportunistic Family Office Looking for Deals
A Boston based family office is looking for opportunistic deals. What does “opportunistic” mean? Could mean lot’s of things in terms of deal or property types but generally it means there’s some special situation that creates an opportunity for investment that wouldn’t ordinarily be available. These can be situations like:
Distressed Property - Reduced Tenancy or Cashflow
Over-leveraged - Debt is too high in the capital stack (lot’s of over-leveraged syndicated multifamily properties today…)
Sponsor Troubles - Divorce, Death, Partnership Disputes, etc
Disaster - Some external event that has affected the cashflow producing capability of the asset
This family office has capital deploy and lot’s of experience dealing with the types of situations above. They have a small team (three people) so they can move quickly when necessary for the right deal. The capital is discretionary so they can invest up and down the capital stack: debt, equity and everything in between. They can also look at corporate opportunities in addition to real estate, IE. corporate loans, DIP financing, etc. And they’re willing to look at cannabis deals and deals in Puerto Rico.
Typical terms:
Investment Amounts: $3M - $20M (can look at larger deals case-by-case)
Deal Types: Senior Debt, Sub-Debt, Mezz, Equity
Property Types: All Property Types including Cannabis
Markets: Nationwide including Puerto Rico
