Debt Fund Has New Capital Injection Looking To Be Deployed

A long-time relationship of EN Capital's has just had a large influx of funds come into their shop, and they're aggressively looking to deploy it.
So far this year they've deployed more than
$100M
, and they want to do even better on the back half of 2019.
This lender is looking for all different types of CRE properties, but they're particularly interested in Office/Industrial, Self-Storage, Healthcare, and Flagged Hotels.
They're extremely flexible and willing to work with borrowers whose properties are non-cash-flowing. They have no debt coverage requirements at close and only look to the stabilized value to size their loans.
Being more interested in the value they're willing to work with you on your value-add deal and adjust the loan amount as the stabilized value increases. They're looking for...
Deal Criteria:
Deal Size
$10M - $50M
$10M-$30M is their sweet spot, but they will go even higher for the right deal.
LTV: 65% As-Is
However, as value is added they will go up to 65% stabilized LTV
Rates
Starts at: 7.5%-8.5%

3-36 months

Bullish on Healthcare properties
Bearish on Multifamily
Location:
Nationwide
Top 30-40 metro areas preferred but will look outside of metro cities so long as they're within a 30-minute drive
