New Private Lender for Commercial Real Estate Investors

A new private credit platform is ramping up quickly coming into the new year. This lending platform was founded by a commercial real estate credit expert I’ve known for 15+ Years. They’re growing fast and have capital to deploy. They can do senior debt up to 75% LTV and sub-debt up to 85% last dollar exposure.

Now, I know there’s lot’s of private credit platforms popping up (seems like a new one every day) but here’s what sets this group apart:

  • Geography: Nationwide

  • No Development or Ground-Up Construction

Sub-Debt

  • Loan Amount: $2M - $10M

  • Term: 6 Months - 3 Years

  • Max LTV: 85%

  • Pricing: Starting at SOFR + 800

  • Fees: 1 in / 1 out

  • Prepayment: Flexible

  • Minimum Cashflow: None

  • Recourse: Non-Recourse

  • Property Types: Multifamily, Hotels, Office, Retail, Industrial, Self-Storage, (no land)

  • Geography: Nationwide

  • No Development or Ground-Up Construction
