  • Debt no more than: 

    • 75% LTV or

    • 70% LTC

  • Term:

    • 3-5 Years

  • DSCR: 

    • Greater than 1.5x

  • 1st year cash on cash 6% (deal level)

    • 5% LP level

  • IRR:

    • Mid-high teens

  • Clear exit strategy

    • Exit via buy out, re-fi, or sale

  • Sponsor with track record as GP going back to 2008
