New Family Office Backed Co-GP Investment Platform Coming to Market

 

A multi-family office that has a deep history of investing across the commercial real estate spectrum has just kicked off a new Co-GP platform.They're looking for good deals with solid sponsors for their initial investments. This group is very opportunistic and will look at most property types.The Co-GP structure is very reasonable with a typical deal being an 80/20 Co-GP/Sponsor co-invest and a 50/50 profit share. They also usually let the sponsor retain the fee stack. This group will even entertain providing balance sheet support for debt financing in exchange for more favorable economics.

They're looking for:

  • Deal Sizes: $25M min Total Project Cost - $300M

  • Property Types:

    • Industrial

    • Hotel (Distressed / Opportunistic)

    • Multifamily

    • Cold Storage

    • SFR Build-to-Rent

    • Manufactured Housing

    • Student Housing, Self-Storage & Senior Housing (will entertain with solid operators)

  • Hold Period: 5-Years

  • Typical Co-GP Structure

    • 80/20 Co-Invest

    • 50/50 Profit Split

    • Sponsor Retains Fee Stack

  • Opportunity Zones are Meaningful

  • Balance Sheet Support / Co-Guarantor for Debt

    • Willing to Provide but Co-GP Structure Adjusts

  • Geographics

    • Nationwide

    • LATAM
